- Complete a landlord's instruction sheet that incorporates appropriate instructions form the owner for attending to requests for maintenance and repairs, dispersal of monies, payment of insurance and other matters;
- Collect payments of rent and outgoings in accordance with the lease agreement;
- Pay authorised accounts and statutory charges;
- Disburse net rent to the landlord in accordance with their instructions with a statement detailing all outgoings;
- Prepare annual revenue and expenditure statements;
- Pay rates, insurance premiums, body corporate fees and/or any other payments;
- Establish and maintain property rental records;
- Advise landlord of maintenance requests from tenants;
- Attend to maintenance requests from tenants:
- Advise landlord on necessary repairs and maintenance;
- Prepare specifications for tradespeople;
- Arrange quotations for repairs and maintenance;
- Pay tradespeople's accounts; and
- Confirm & inspect completion of works.
- Administer and negotiate rent reviews and lease renewals;

In leasing your property, W.B. Simpson & Son will:
- Inspect the property, provide an appraisal of the rental and recommend any property improvements;
- Recommend ways to optimise the appeal of the property;
- Arrange appropriate signage for the property;
- Design and implement a suitable promotional campaign;
- Take photographs and load the property on the internet;
- Inspect the property with potential tenants;
- Negotiate lease terms and conditions in accordance with the owner's instructions;
- Receive, process and check prospective tenants' applications, including checking of applicants' references;
- Select the tenant in consultation with the owner;
- Arrange preparation of appropriate lease documentation:
- The Letter of Offer;
- The Residential or Commercial Lease Agreement;
- The Disclosure Statement (if applicable);
- Tax Invoice (if applicable);
- The Condition Report; and
- Inventory of Fixtures & Fittings.
- Collect and receipt the security deposit and rental payment for the first period of the lease agreement.
- Pay the security deposit into a trust account in accordance with the arrangements within the lease agreement; and
- Disburse the net rent to the owner with a statement detailing all income and authorised expenditure upon finalisation of the lease documentation.
