 Ponting Foundation Charity Auction raises over $28,000

 W. B. Garage Sale Media Release

A 708 sqm warehouse located at 213-221 Berkeley Street, Carlton was sold at auction by W. B. Simpson & Son for $5,200,000.

The property comprised an older style single level brick warehouse with a frontage of approximately 20 metres and had been in the same family for over 50 years.

Richard Simpson of selling agent W. B. Simpson & Son said that “the owner, whose father had constructed the building in the 1950’s, was extremely pleased with the result which represented over $7,300 per square metre.  This demonstrates that there are buyers willing to pay good prices to secure quality development sites in inner Melbourne close to the CBD.”

Druid's House Sold for $3.5 million

Marketing agent Richard Simpson said that “the Mixed Use Zoning, coupled with the excellent location of the property attracted strong interest from investors, residential and commercial developers as well as very good enquiry from owner occupiers who recognised that opportunities to purchase quality buildings so close to Errol Street do not arise often.”

The property has an interesting history, having originally been constructed as a warehouse next to the original North Melbourne Gaol and was refitted as an office in 1988.   The Druid’s Friendly Society purchased the building and has occupied since that time.

The successful purchaser was a local businessman who plans to refurbish the building and occupy it for his company’s use.

Richard Simpson said that “the excellent result demonstrated that the market was still very strong for quality properties in the Mixed Use zone, located close to the City”

 

W. B. Simpson & Son's Record Sale

W. B. Simpson & Son recently sold a 300 sqm warehouse located at 5-7 Provost Street, North Melbourne for $1,710,000.  The property comprised a single level brick warehouse over 2 titles.  The "L" shape configuration coupled with its corner position, three street frontages and Mixed Use Zoning attracted strong interest from developers across Melbourne.  Over 140 people attended the auction with 8-10 bidders fighting it out.  The property was eventually sold to a local developer for residential conversion.

Richard Simpson said that "the excellent result representing $5,700 per square metre was a record price for North Melbourne and demonstrated that the market was still very strong for quality residential development sights close to the CBD".
